The UAE and wider GCC property markets are among the fastest growing on Earth — served by an agency model frozen in the early 2010s. Traditional agencies take a heavy cut of commissions, impose dress codes and rulebooks, and keep client data under lock. A broker's income depends on an owner's mood, not their own performance.
The founder story
Core Realty's founders compare their arrival to installing a taxi meter in an unregulated industry: sudden, uncomfortable transparency. Launched in September 2024 as a professional community rather than an agency, the platform lets brokers keep up to 100 percent of the commission they generate — with advance payment options, flexible schedules and a career architecture brokers design themselves. Rival agencies coined a nickname: the competitors. Dubai's best agents kept migrating anyway.
Innovation & technology
An AI-driven ERP manages leads and transactions; AI lead-scoring surfaces high-intent buyers; blockchain contracts secure cross-emirate deals; real-time analytics forecast commissions. Routine tasks — qualification to contract signing — are being automated toward a market where buying an apartment is as simple as ordering vitamins online, and a broker needs only a smartphone.
Business impact
Revenue comes from membership, mortgage service fees and developer referrals — never from brokers' pockets. In a year the network grew from 60 to over 100 vetted brokers who closed 200+ deals and retained more than AED 37 million in commissions. A fifth of members individually earned over AED 1.2 million in six months. Where the average Dubai broker closes 0.2 deals a year, Core members close around 0.8.
Editorial opinion
Marketplaces beat middlemen — eventually, everywhere. Core Realty's insight is that in real estate the scarce resource is not listings but loyalty, and loyalty follows economics. Give brokers ownership of their income and their data, and the agency model has nothing left to sell.
